PlaceTech caught up with access startup Blue Bolt and global property firm Avison Young to talk about how the two companies are collaborating, and the challenges involved when bringing property and technology together.
Blue Bolt is currently located in Avison Young’s London office as part of the first cohort for its Entrepreneurs in Residence, EiR, Programme.
The sixth-month programme set up in 2018 by Rupert Parker, head of futureproofing at Avison Young, offers startups the chance to be in the centre of the firm’s hub, surrounded by over 450 industry professionals.
As the cohort comes to a close, Blue Bolt is trialling its access system using Bluetooth technology at the London office.
Using an app, Blue Bolt opens any doors, barriers or garage gates in a couple of clicks. The system also offers access to data about space usage which has the potential to lead to cost optimisation.

- HeyLandlord acts as a community management platform between landlords and tenants. An AI chatbot answers repetitive questions such as where the gas meter is located or when bins are emptied to free up time for more complex queries
- Infogrid uses retrofittable sensors to gather data from buildings with an aim to improve operational and energy efficiency
- Myo is a communication platform for the elderly. It acts as a point of contact for relatives, residents and care homes
- Alien Magic uses scanning technology and gaming platforms to create full building replicas
The startups in the cohort receive desk space in the Gresham Street office in London for six months, day-to-day support from the futureproofing team, including guidance on the nuances of the property industry, and introductions to potential clients and investors.
In return, Avison Young asks for a percentage equity stake in the business. The percentage is negotiable and is decided on a case-by-case basis.
