WiredScore expands to Hong Kong

A little over half a year since launching its APAC business in Singapore, the digital connectivity ratings business has opened a second regional office in Hong Kong.

Henderson Land Group and Swire Properties were among the first landlords in the city to pursue both of WiredScore’s ratings – WiredScore for connectivity and SmartScore for smart building credentials – with both achieving platinum ratings for several of their buildings.

Henderson Land achieved platinum ratings for each certification at the Zaha Hadid Architects-designed The Henderson.

Scheduled to complete in 2023, The Henderson scored highly for its high resiliency level on telecommunication services. The building taps into Towngas Telecom’s ‘glass-to-gas’ technology, which installs optical fibre cables within gas pipes in Hong Kong to prevent problems with connectivity.

The Henderson, which recently secured a letting from global investment firm Carlyle, has IoT sensors throughout the building to track indoor climate and air quality. The landlord also said it will use “fault-predicting artificial intelligence and smart designs”, while pursuing “thoughtful user experiences” with an app that uses “artificial and emotional intelligence” to monitor tenant behaviour.

Swire Properties similarly achieved double platinum certifications at 46-56 Queen’s Road East and Two Taikoo Place. The developer had 13 other buildings in its portfolio certified as well.

Other landlords that have already had their buildings certified in Hong Kong include Nan Fung Group, Sun Hung Kai Properties, Sino Group and Empire Group.

Thomasin Crowley, global director of APAC at WiredScore, said: “Hong Kong is one of the top-ranked financial hubs globally with huge potential to maintain this strong position, supported by progressive landlords and developers providing user-centric offices fit for leading global organisations.

“We are thrilled to bring our expertise and certifications to Hong Kong, and we are proud to be working with some of the most forward-thinking landlords in this market.”

“All of them recognise the importance of technology as a key enabler to delivering inspirational, sustainable, healthy, cost-efficient and future-ready assets. We look forward to building further collaboration with landlords across the Hong Kong real estate market in the months and years to come.”

Don Taylor, director on Swire Properties’ office team, said: “Digital connectivity, resilience, cutting-edge technology and sustainability are key components of our placemaking efforts.

“These certifications validate our continuous investment into ensuring an advanced infrastructure and smart amenities, and reinforce Swire Properties’ position as the leading placemaker in Hong Kong, and Taikoo Place as a global business district.”
