JLL Technologies has released JLL Azara, a corporate real estate data and insights platform that harnesses the global agent’s market data to give users real-time analytics and advice on managing their assets.

Created to enhance businesses’ strategic and operational decisions, Azara offers services across three categories: portfolio optimisation; facilities and operations; and space and workplace management. In the future, it will also include energy measurement and management.

Azara includes services similar to other management platforms – such as employee experience tools and comprehensive portfolio data – but one of its major selling points is the access it gives to proprietary market data.

Customers will have access to both their internal data – including occupancy, leasing and IoT datasets – and JLL’s market data, against which they can benchmark their own strategies and corporate decisions.

For example, when a user approaches a lease renewal, Azara can examine rents for similar properties and determine what they should be paying based on current rates in the market.

JLL said Azara further differentiates itself from other software that centralises data by focusing on “strategic, data-driven, big-picture real estate decisions”.

The company said that while other integrated workplace management systems can deliver a level of centralisation, they are primarily built for operational processes and often lack certain data points, such as ERP and financial data.

By automatically incorporating all these data points, both internal and external, Azara should be able to mitigate the risk of errors that come from either disparate data sources or from manual data entry.

Azara can also be integrated with a company’s existing real estate systems, such as ERP, IWMS and IoT applications.

Sharad Rastogi, president of JLL Technologies’ revenue division, said: “Capturing and leveraging data has so much untapped potential in the CRE technology space, with benefits that can extend across entire organisations, impacting not only business decisions but overall employee experience and sustainability practices as well.

“JLL Azara is an expansion of JLL Technologies’ work to empower leaders through more dynamic, data-driven decision-making and accelerate business impact from months to days. With over 200 years of embedded real estate expertise, we are uniquely positioned to bring real estate data expertise to our clients.”
