Former managing director of estate agent Pyne & Lyon, Will Crossley-Tinney, has launched UcaDO, a peer-to-peer property marketplace that allows homeowners to buy, sell, let, or rent property for free.
UcaDO, short for ‘You Can Do’, is described by its founder as “a geotagged – intelligent property app”, with no commission and no fees for buyers, sellers, landlords and renters. The listing process is designed to be quick, allowing sellers and landlords to start organising viewings and offers within the same day. Whilst renters and buyers can book viewings, make offers and agree sales or lets directly with the seller or landlord providing transparency and saving themselves time.
The app includes a directory of “Trusted Solution Providers” that are useful in the moving process – from solicitors, plumbers and electricians, to photographers and childminders. It is listings from these providers that will provide capital for the business.
Launching initially to London residents from this week, UcaDO will also include features such as the ability to search and share properties as a group, day and night photos, and the ability to view any given property on a map relative to important places, such as work or schools, and see travel estimates and routing.
Will Crossley-Tinney has 20 years of experience in the property industry, having worked at agencies, including Savills, Henry George and Andrews Estate Agent. Most recently he served as managing director for 5 years at Pyne & Lyon in Exeter.
Will says he did not build UcaDO with the ambition of cutting out estate agents, but rather to give time and control back to those wishing to make a move. He has been working on preparing the app for launch for the past 18 months.
Crossley-Tinney explains: “Here at UcaDO, we’re great believers in innovation, productivity and empowerment. With huge demand, a lack of supply, and growing mistrust, the UK property market is currently crumbling under the pressure, and we want to provide people with another way. UcaDO allows you to gain control of your own transaction, saving you time and making the process entirely transparent.”
UcaDO is available for free on iOS devices, and is coming soon on Android.
